Groundskeeper/Porter at Monaco Lakes Apartments

JOB DESCRIPTION SUMMARY

We are seeking a Groundskeeper/Porter to join our team at Monaco Lakes Apartments, a 557 unit apartment community in Denver, CO.

Work Schedule: Monday - Friday, 8am - 5pm

Ensures the physical aspects of the community are maintained and standards are met regarding the grounds, amenities and overall curb appeal, and provides support to the service team.

Essential Duties and Responsibilities

Daily Grounds and Common Area Cleaning

  • Walk the entire property each morning (both phases) and pick up trash, litter, cigarette butts, and pet waste from lawns, parking lots, walkways, landscaping beds, and courtyards.
  • Clean and maintain common areas including breezeways, stairwells, and landings.
  • Sweep, blow, or hose down entryways, sidewalks, stairs, and patios as needed.
  • Wipe down doors, glass, handrails, and signage.
  • Empty and reline pet waste stations, trash cans, and ashtrays; restock pet waste bags.
  • Clean the leasing office exterior, model unit path, and tour route before office opening and before scheduled tours.

Trash and Dumpster Areas

  • Keep dumpster enclosures and compactor areas clean, odor-controlled, and free of overflow.
  • Break down boxes and consolidate loose trash so containers close properly.
  • Report bulk items, illegal dumping, and overflowing containers to the Maintenance Supervisor the same day, with photos and unit information if known.
  • Remove abandoned furniture and bulk items as directed and track them for resident chargebacks.
  • Monitor pickup schedules and report missed hauler pickups.

Amenities

  • Clean and inspect the pool area daily during pool season: clean furniture, empty trash, and check gates and latches for proper self-closing operation.
  • Clean the dog park, playground, grills, and other amenities on a set schedule.
  • Report broken equipment, damaged furniture, and safety hazards immediately and tag or close off unsafe items.

Landscaping and Seasonal Grounds Work

  • Support the landscaping contractor by pulling weeds, raking leaves, edging, trimming small shrubs, and keeping beds and rock areas tidy.
  • Water plants and seasonal flowers by hand where irrigation does not reach.
  • Monitor the irrigation system for broken heads, leaks, overspray, and dry spots; report issues to the Maintenance Supervisor.
  • Assist with irrigation startup in spring and winterization in fall as directed.
  • Seasonal: help with spring cleanup, flower installs, fall leaf removal, and holiday decorations.

Snow and Ice

  • Clear snow and apply ice melt on building entries, stairs, breezeways, mail areas, leasing office walkways, and other areas not covered by the snow removal contractor.
  • Monitor and re-treat icy areas through the day, especially shaded walkways and stairs.
  • Report contractor misses or poor service with photos and time stamps.
  • Be available for early start times and weekend call-ins during snow events.

Make-Ready and Vacant Unit Support

  • Remove trash and debris from vacant units after move-out.
  • Assist with basic cleaning of vacant units, including appliances, cabinets, floors, and bathrooms, as directed.
  • Help move furniture, appliances, and materials for maintenance and make-ready work.

Inspections and Reporting

  • Report hazards immediately: broken lighting, trip hazards, damaged fencing, graffiti, leaks, standing water, damaged gates, and unsecured vacant units.
  • Document conditions with photos and enter or request work orders through the property's system.
  • Report lease violations seen on grounds (such as unauthorized pets, patio storage, or abandoned vehicles) to the office. Do not confront residents about violations.
  • Report suspicious activity or safety concerns to the office or Maintenance Supervisor; call 911 for emergencies.

Equipment, Supplies, and Shop

  • Operate and do basic upkeep on blowers, trimmers, mowers, snow blowers, pressure washers, carts, and hand tools.
  • Keep tools, cleaning supplies, and chemicals stored, labeled, and secured.
  • Track supply levels (trash bags, pet waste bags, ice melt, cleaning chemicals) and notify the supervisor before stock runs out.

Customer Service

  • Interact with residents and prospects in a friendly, professional way. Direct questions and complaints to the office.
  • Follow company policies on unit entry, notice, and resident privacy.

Other

  • Assist the maintenance team with basic tasks as trained.
  • Participate in weather events, and emergencies as needed.
  • Perform other related duties as assigned.

Physical Requirements and Work Conditions

  • Work outdoors in all Colorado weather, including heat, cold, snow, and wind.
  • Lift and carry up to 50 lbs regularly, with assistance for heavier items.
  • Stand, walk, bend, kneel, and climb stairs for most of the shift.
  • Operate power equipment safely.
  • Valid driver's license may be required if the role uses a property vehicle or golf cart.

Required Licenses or Certifications:

  • Valid driver's license to operate a golf cart on property.

The hourly range for this position is $20.00 - $22.00.

Additional Compensation:

  • Onsite Property Positions: In addition to base pay, this role is eligible to participate in the renewal bonus pool shared among onsite personnel.
